1266 Barrington St. Addition

A new mixed use multi-unit residential and hotel development is being proposed at 1266 Barrington Street, Halifax. The development is proposed in accordance with HRM’s Downtown Halifax Land Use By-law Regulations. The proposal is for a 10-story mixed multi-unit residential and hotel development containing a combined 117 hotel rooms and residential units and 32 parking spots. Three variances to the Downtown Halifax Land Use Bylaw regulations are being requested:
 

  1. Reducing the minimum streetwall height from 11 metres to 10.87 metres to align the new addition’s streetwall with the cornice line of the existing heritage building.

  2. Reducing the upper storey side yard stepback to 0 metres to recover some of gross floor area lost due to the presence of a Halifax Citadel viewplain restriction, and to resolve building code compliance issues on the site.

  3. Reducing the minimum required ground floor height from 4.5 metres to 3.6 metres due to sloping site conditions.
