Crown Tower

A new multi-unit development, Crown Tower, is being proposed at 392 Portland Street, Dartmouth. The development is proposed in accordance with HRM’s Regional Centre Land Use By-law Regulations. The proposal is for a 6-story multi-unit residential development containing 41 dwelling units, 12 underground vehicle parking stalls and 21 bike parking stalls. DEVELOPMENT PLANS
A portion of the proposed developments penthouse exceeds the Regional Centre Land Use By-Law’s minimum setback from the outermost edge of the roof. This exceedance occurs along the western edge of the roof and the portions of the penthouse that exceed the minimum setback requirement encompass required circulation components of the building (exit stairs and elevator).

The portion of the penthouse that is subject to the variation is designed with the same materials as the upper portions of the building and the same materials enclosing the exit stair located adjacent to the western property line. Furthermore, the portion of the penthouse that is subject to the variation is setback significantly from the front and rear property lines to minimize its visual impact from public streets and abutting properties.
