An expansion to The Elmwood is being proposed at 5158-5159 South St and 1221 Barrington St, Halifax. The development will preserve and adapt the historic Elmwood building and add a new mixed-use residential and commercial development to the site. The development is proposed in accordance with HRM’s Downtown Halifax Land Use By-law Regulations. The proposal is for a 9-storey mixed-use residential and commercial development containing 79 new residential units and over 5000 square feet of commercial space.

Six variances to the Downtown Halifax Land Use Bylaws are being requested:
Removing the interior lot line setback above the streetwall to meet building code stair requirements and respect the existing heritage resource.
Raising the maximum streetwall height from 11m to 12.64m due to sloping conditions on the site.
Reducing the minimum front yard from 4m to 2.7m to accommodate the relocation of the Elmwood closer to the street to enhance the prominence of the heritage resource and create space in the addition to comply with fire separation requirements.
Reducing the minimum streetwall for the one-storey atrium fronting both Barrington and South Street from 11m to 10.75m to keep the streetwall height consistent with the cornice lines of the existing Elmwood building.
Raising the maximum setback along Barrington St from 4m to 5m to enhance the prominence of the heritage resource.
Reducing the minimum required ground floor height fronting Barrington Street from 4.5m to 4.04m and raising the maximum required ground floor height fronting South St from 4.5m to 5.69m due to sloping conditions on the site.
